Cancun real estate is hot! Although Cancun has enjoyed a strong vacation following for many years,
a big surge in condominium development has helped increase home ownership in this Caribbean paradise.
Because of the extreme shortage of land on Cancun Island, private homes are in short supply. But condominium ownership makes much more sense for most folks anyway, so condominiums are the investment of choice.
Cancun real estate is being bought by buyers from North America (United States, Canada and Mexico), Central America as well as South America. Many of these are the same people buying property in South Beach, Miami.
Although some of the properties owned in Cancun are for full time residents, many are not used on a regular basis and are often placed in the local rental pool. This gives tha Cancun visitor one more lodging option.
Foreign owners of Mexican real estate hold title to their property in a "fidacamiso", a trust agreement where the title to the property is held by a Mexican Bank. This trust arrangement is not unlike the way property title is held in the US under a Revokable Living Trust arrangement.
The number of real estate brokers in Cancun continue to grow as the island blooms. Most of them have a good grasp of the English language and a general understanding of buyer's concerns. It's probably a good idea to talk to several different Brokers before deciding on one that you feel comfortable with.
